Bayut best practices: how to get high quality listings (2026)

How to get high quality listings on Bayut: cover showing the green, orange and red listing quality score with DLD permit, 10 photos and TruCheck

Quick answer: Bayut best practices come down to listing quality. To get high quality listings on Bayut, start with a valid DLD permit, then complete every field accurately, upload 6 to 10 sharp photos in tour order, assign the floor plan, write a 40 to 80 character title and a 300+ character original description, and add Checked and TruCheck verification. Watch the Profolio quality score and pay for Hot or Signature only on strong listings.

Key takeaways

  • Bayut's Listing Quality Score sits next to each listing in Profolio, in green, orange or red. Bayut says a green score ranks higher in search, but it does not publish how the score is weighted.
  • In Dubai, no listing goes live on Bayut without a valid Trakheesi permit, and Profolio shows the permit as green (valid), yellow (partially valid) or red (invalid).
  • Checked (documents) and TruCheck (photos taken at the property) are Bayut's verification badges. A TruCheck listing is pushed to the top of its tier: Signature, Hot or standard.
  • Duplicates now cost you: a duplicate cannot get TruCheck, earns no TruPoints, may need extra credits and may be removed.
  • Hot and Signature buy position, not quality. They show only in area searches (Dubai Marina, Business Bay), so put them on listings that are already complete and verified.

Knowing how to get high quality listings on Bayut is mostly about doing a dozen small things every time, not about one trick. Bayut rewards complete, accurate, verified listings with a better Bayut listing quality score and better placement, and the Dubai Land Department (DLD) refuses to let a listing exist at all without a permit. This playbook walks through each lever in the order an agent meets them: permit, details, photos, words, verification, then paid placement. It also covers Dubizzle, which shares the listing through the same Profolio account. If you list on both big portals, read it alongside our sister guide on high quality listings on Property Finder.

Checklist for a high quality Bayut listing: valid DLD permit, complete details, 6 to 10 photos, floor plan, title and description, Checked and TruCheck

What are the Bayut best practices for a high quality listing?

A high quality listing on Bayut is one that is legal (it carries a valid DLD permit in Dubai), accurate (every field matches the real property), complete (all fields, photos and the floor plan) and verified (Checked or TruCheck). Bayut's own guide to quality listings boils it down to three elements an agent controls directly: the property title, the description and the pictures.

Bayut also lists what it checks before rejecting a listing. Its help centre asks agents to state "accurate and complete property information (bed, bath, area size, location, price, purpose, title, description & property type)", to put every detail in the right field, and to upload images that are relevant to the property. If a listing is rejected, the exact reason is in the rejection email and under Rejected Properties in the Manage Listings tab of Profolio.

Rule: If a field exists, fill it, and fill it truthfully. Most of what Bayut scores, rejects or verifies comes back to that one habit.

What is the Bayut listing quality score and what does it reward?

The Bayut Listing Quality Score is a rating Bayut shows next to each listing in Profolio, its listing management platform for agents. Bayut describes it as a three tier colour scheme: green, orange and red. Green is the target: in Bayut's words, "the higher the listing score (green), the higher it ranks on Bayut's search results." Orange or red means the listing needs work, and Bayut points to better images, floor plans and verification as the usual fixes.

You can see why a score is low by hovering over it in Manage Listings. Bayut's support pages add two practical notes: a score can take some time to improve after you edit the listing, and if it does not move, add more information and check you have not uploaded the same property twice. A deactivated or rejected listing shows no score at all until you reactivate or fix it.

Does Bayut publish how the quality score is calculated?

No. As of October 2026, Bayut has not published the weights behind the score. What it has said publicly, in its help centre and agent portal, is enough to know what moves it:

FactorWhat Bayut has saidWhat to do
PhotosA typical listing needs 6 to 10 images depending on property type and bedrooms; with only 5, listing health stays low.Upload at least the top of that range for the unit type.
Floor planA perfect score needs the floor plan assigned where Bayut holds one, "provided they have all other elements of the scoring algorithm in place".Click the grey floor plan icon in Profolio and assign it until it turns green.
Title and descriptionNamed as two of the three elements of a quality listing.40 to 80 character title, 300+ character original description.
CompletenessRejection criteria list bed, bath, area, location, price, purpose, title, description and type.Fill every field, including sublocation.
DuplicatesIf the score does not improve, Bayut suggests checking for duplicate uploads. One live listing per property per agency.
VerificationChecked and TruCheck listings rank higher.Request Checked on day one; TruCheck after the visit.

Watch out: the quality score is Bayut's view of the listing, not the market's. A green listing with an unrealistic price still gets few calls. Use Profolio's per listing insights (impressions, clicks, click through rate and leads compared with similar listings in the area) to see whether buyers agree with the score.

Why can't a Bayut listing go live without a DLD permit?

Because Dubai law treats a portal listing as a real estate advertisement, and advertisements need a permit. Bayut's help centre is direct: "For property listings to go live on real estate portals such as Bayut, it is mandatory to have a valid Trakheesi permit." Trakheesi is the DLD's online system for real estate permits, and the brokerage must register its licence there before it can apply for electronic permits.

The DLD's Real Estate Ad Permit service covers electronic and classified advertisements among 14 permit types, is issued through Trakheesi in one working day, and asks a broker for a copy of the marketing contract with the owner for most advertising permits. In practice, the signed listing agreement comes first and the permit second. For the full process, fees and validity, see our Trakheesi permit guide.

What does the QR code on a Bayut listing mean?

Since 24 April 2023, the DLD's Madmoun service has issued a QR code for every real estate advertising permit, and companies must show it on their ads. Bayut displays the QR code on listings once the permit number is added in Profolio. Anyone who scans it lands on the DLD website and can see the advertising company, the property details and whether it has been sold or rented.

RERA inspects this. In December 2023 the DLD reported 411,608 advertising permits issued with a QR code, 1,980 warnings, and five violations of AED 50,000 each. Its inspections check that the ad's details match the permit data, that the permit is valid, and that it was issued to the same company that is advertising.

What do the green, yellow and red permit icons mean in Profolio?

IconMeaning (Bayut)What to do
GreenValid: the permit matches the DLD database.Nothing. It also counts toward the Quality Lister badge.
YellowPartially valid: the permit exists but some details differ.Make the listing match the permit. Bayut says yellow does not lower listing health, but the mismatch is still a compliance issue.
RedInvalid.Fix or renew the permit. If the number has not changed and the permit is valid again after an expiry, use Profolio's recheck option.

Tip: listing in Abu Dhabi? The rules differ. Since 7 July 2025, Bayut says every Abu Dhabi property advertisement must be approved by the Abu Dhabi Real Estate Centre (ADREC) through the Madhmoun system before it is published online.

How does TruCheck verification work on Bayut?

TruCheck is Bayut's two step verification for listings. The first step earns a Checked badge, the second the TruCheck badge. Checked confirms the property is genuine and that you hold an agreement with the owner to market it. TruCheck confirms that it is still available, using photos taken at the property.

CheckedTruCheck
What it provesThe property is real and you have the owner's agreement to market it.The property exists as shown and is still on the market.
What you submitTitle deed, owner's passport and Emirates ID with Bayut's validation form; in Dubai, Form A instead of the form.1 to 5 real time photos taken in the Profolio app at the property.
Where you areAnywhere: upload in Profolio's Manage Listings.Within 500 metres of the property, or the camera will not work.
PrerequisiteNone. The listing must already be Checked.
How long it lastsStays on a completed property when TruCheck expires.Time limited; validity varies by rent or sale and must be reapplied. On off plan listings both badges come off at expiry.

Bayut's photo guidelines for TruCheck are specific. For an apartment, include at least one clear picture from outside with the main door open, showing the unit number and part of the interior, plus photos inside that match the listing images. For a villa or townhouse, at least one clear picture from inside, with supporting exterior and interior shots. The photos must be taken and uploaded at the property so the location is authentic.

Why is TruCheck worth the trip?

Bayut says listings with Checked and TruCheck badges rank higher, and that once a listing gets TruCheck it "is pushed to the top of search results within each of our listing categories (Signature, Hot and Standard)". A Checked Signature or Hot listing ranks above an unbadged one, and TruCheck lifts it further. Verification also feeds agent recognition: Bayut's Quality Lister badge goes to a Dubai agent with at least four unique TruCheck activations or green permit listings in a month, a step toward TruBroker status. We cover how those agent rankings work in Property Finder SuperAgent and Bayut TruBroker explained.

How many photos does a Bayut listing need?

Aim for 10. Bayut's guide to quality listings calls 10 high quality photos best practice, and its help centre says a typical listing needs 6 to 10 depending on property type and bedrooms. A 3 bedroom villa in Arabian Ranches should be at the top of that range; a studio in JVC can reach it too if each room, the balcony, the building and the view get a frame.

On resolution, Bayut asks for "high-quality" and "high-resolution" images but, as of October 2026, does not publish a minimum pixel size in its public help pages. What it does state: images must be JPEG, JPG or PNG, and other formats are refused. Shoot in daylight, landscape, and upload original files, not images saved from WhatsApp.

What order should the photos go in?

Bayut's advice is "a logical order" that makes the viewer feel they are touring the property. The first photo is the one buyers see in search results, so it has to earn the click.

PositionApartment (for example, Dubai Marina 2 bed)Villa (for example, Dubai Hills 4 bed)
1Living room with the view, or the view itselfFront elevation or garden and pool
2 to 3Living and dining, kitchenLiving, dining, kitchen
4 to 6Master bedroom, en suite, second bedroomMaster suite, other bedrooms, bathrooms
7 to 8Balcony, second bathroomMaid's room, family room, terrace
9 to 10Pool, gym, building entranceCommunity park, street, amenities

Profolio also accepts a video link from YouTube, Dailymotion or Vimeo, and Bayut recommends video tours and 360 degree photos.

How should you write a Bayut listing title and description?

Bayut recommends a title of 40 to 80 characters that "stands out" and makes a buyer click, without repeating what the buyer already filtered for, such as the number of bedrooms or the location. The description should be at least 300 characters, relevant, original and authentic. Copying the developer's brochure or another agent's text is the opposite of original.

Worked example: a Business Bay listing

WeakStrong
Title2 BR Apartment for Sale in Business Bay Dubai (repeats the filters)Canal view, high floor, vacant on transfer (40 characters of new information)
Opening lineAmazing luxury apartment in the heart of Dubai.A 1,250 sq ft two bedroom on the 32nd floor facing Dubai Water Canal, vacant and ready to transfer.
BodyAdjectives, no facts.Layout, view, parking, service charge stated by the owner, distance to the metro, who it suits.
CloseCall now!!!Viewings any day after 4pm; the owner can share recent utility bills on request.

The figures in the strong column are an illustration; use the real ones from the title deed and the owner. Every number you put in the text should match the fields and the permit, which leads to the next point.

Why do location and price accuracy matter on Bayut?

Because three different checks look at them. Bayut's moderation rejects listings with inaccurate location or price. The DLD's inspections compare what the ad says with the permit data behind its QR code. And the DLD's AI powered advertising governance platform automatically modified 29% of 279,000 ad listings in its first months of operation, according to Gulf News in April 2025.

Location also decides whether paid products work at all. Bayut says a listing must have all its details in full to take the Signature product, and gives the missing sublocation as the example. It also says Hot and Signature badges show when buyers search a specific area such as "Dubai Marina" or "Bur Dubai", not when they search a whole emirate. Pick the exact building or sub community, not the nearest big name: a unit in Dubai Hills Estate is not "Downtown Dubai adjacent".

On price, the honest number wins twice: it matches the permit, and it reaches buyers whose price filter fits. A bait price is found out on the first call.

Should you refresh, repost or duplicate a Bayut listing?

Do not duplicate. Bayut has introduced duplicate listing rules (its help centre articles on them date from May 2026) across Bayut and Dubizzle "to ensure high-quality listings", reduce duplicated inventory and give agents fair visibility. A listing counts as a duplicate if it matches an active listing on core details such as the DLD permit number in Dubai. A duplicate cannot get TruCheck, earns no TruPoints, may need extra credits to publish, and may be removed. Bayut's advice to agencies: do not upload the same property more than once, make agents coordinate before publishing, and watch duplicates in Profolio.

What does count as a refresh on Bayut is keeping the listing true and verified:

  • Reapply for TruCheck when it expires. A completed property drops back to Checked; an off plan one loses both badges.
  • Update the permit when it is renewed, and use the recheck option if a rejected listing's permit is valid again.
  • Edit, do not repost, when the price changes. The listing keeps its history and you avoid a duplicate.
  • Take it down the day it is sold or rented. Gulf News reported in April 2025 that transacted properties must come off as soon as the deal is done.

On Dubizzle, Profolio offers its own boosts: Bayut lists "Refresh and Featured on Dubizzle" alongside Property of the Week on Bayut. Profolio's Manage Listings shows inventory for both portals in one place and lets you switch between them.

Are Bayut Hot and Signature listings worth it?

Hot and Signature are paid listing products that move a listing up Bayut's search results. Bayut's agent guide sets the order: "Signature listings take the top spot, followed by hot then basic listings." Within each of those tiers, TruCheck listings come first.

Bayut search order: Signature above Hot above standard listings, with TruCheck listings at the top of each tier

What Bayut has published about buying them, as of October 2026:

  • Signature can be applied for 7, 14 or 30 days from the agency's single credit pool, with an Auto-Apply option so it does not lapse. Credits can also book Property of the Week.
  • If a listing is deactivated while a product is still running, the unused portion is refunded.
  • If Bayut rejects a listing within 10 days of posting, the credits go back automatically.
  • An agent needs the privilege to apply Signature, and the agency needs enough credits.

Bayut does not publish a public AED price per credit, and agency packages differ, so judge the products on your own numbers. A simple test is cost per lead:

Example (your own figures, not Bayut prices)StandardSignature, 14 days
Cost of the listing for the periodAED 150AED 900
Leads in the period315
Cost per leadAED 50AED 60

In that example Signature costs a little more per lead but delivers five times the leads, which is worth it on a AED 3 million villa in Arabian Ranches and probably not on a AED 45,000 a year studio. Convert your agency's credit cost into AED, read the leads per listing in Profolio, and decide per listing.

Rule: Pay for position only after quality. Signature on an orange listing with five photos and no TruCheck spends credits to show buyers a weak ad first. Bayut's own tip is that Signature plus TruCheck together gives the strongest boost.

How can a brokerage keep every listing at this standard?

One agent can run this checklist from memory. Twenty agents listing in the same towers cannot, which is where duplicates, missing permits and five photo listings come from.

In Majlis CRM, listings are published to Bayut and Dubizzle from the CRM, and the DLD permit number is part of the listing: a listing cannot go to the portals without one. Each brokerage can also set its own listing readiness score, a checklist of what it considers complete (photos, description length, floor plan and so on) with points it chooses. To be clear, that is the brokerage's own score and not Bayut's quality score; it simply makes the gaps visible while the agent is still typing. Enquiries from Bayut, Dubizzle and Property Finder then arrive in the same pipeline as every other lead. Frequently asked questions

What is a good listing quality score on Bayut?

Green. Bayut's Listing Quality Score uses green, orange and red, and Bayut says a green listing ranks higher in its search results. The score shows next to each listing in Profolio's Manage Listings, and hovering over it explains what is missing.

How do I improve my Bayut listing quality score?

Fill every field accurately, upload 6 to 10 high quality photos, assign the floor plan, write a 40 to 80 character title and a description of at least 300 characters, and remove any duplicate of the same property. Bayut notes that the score can take some time to update after an edit.

Can I post on Bayut without a Trakheesi permit?

Not in Dubai. Bayut says a valid Trakheesi permit is mandatory for a listing to go live, and the DLD requires a QR code from its Madmoun service on every advertisement. Abu Dhabi listings need ADREC approval through the Madhmoun system instead.

How long does a TruCheck badge last?

It is time limited, and Bayut says the validity depends on whether the listing is for rent or sale. When it expires on a completed property the listing keeps the Checked badge and you reapply for TruCheck; on an off plan listing both badges are removed.

Is Signature better than Hot on Bayut?

Signature sits higher: Bayut orders search results Signature first, then Hot, then basic listings, with TruCheck listings at the top of each tier. Both show only in area searches, not emirate wide searches, so whether either pays off depends on your cost per lead in that area.

Does a Bayut listing also appear on Dubizzle?

Bayut and Dubizzle are managed from the same Profolio account, which shows inventory for both and offers Dubizzle boosts such as Refresh and Featured. Bayut's duplicate rules apply across both portals, so publish each property once per agency.

This is general information about portal and DLD rules as published at the time of writing, not legal advice. Portal products and regulations change, so check Profolio and the DLD before relying on any detail.
