Quick answer: Property Finder best practices come down to listing quality. To get high quality listings on Property Finder, publish complete listings with a 30 to 47 character title, a 750 to 2,000 character description, at least 10 real photos and the full location; get each one verified with the owner's documents; add the DLD permit and QR code; and keep price and availability accurate. Aim for a quality score above 85%.
Key takeaways
- Property Finder gives each listing a quality score as a percentage. Its own published checklist for 100% is title length, description length, 10 photos and full location; it does not publish the weights.
- Verified listings get about 4 to 6 times more leads than unverified ones, according to Property Finder, and verification is free. In Dubai you need Form A, the title deed or SPA, Property Finder's advertising agreement and the owner's ID.
- Every Dubai property ad needs a DLD advertising permit with its Madmoun QR code. RERA fined 30 companies AED 50,000 each in February 2024 for breaking the advertising rules.
- SuperAgent status needs an average quality score above 85%, plus a response rate above 80% and WhatsApp replies within 2 hours, among other criteria.
- Premium shows first in search, then Featured, then Standard. Pay for an upgrade only on a listing that already scores well and is verified.

This is a practical playbook for agents who want to know how to get high quality listings on Property Finder, and keep them there. A listing on Property Finder is judged three times: by the portal's quality score, by Dubai Land Department rules, and by the buyer or tenant scrolling past it at 11pm. A strong Property Finder listing quality score helps with the first, a valid permit settles the second, and honest photos and a clear price win the third. We wrote a matching guide for the other big portal, high quality listings on Bayut, if you post on both.
One note on sources before we start. Property Finder publishes its quality rules in several places: the Partner Hub, its help centre, and blogs for each country it runs in. Where a figure comes from its Bahrain or Qatar blog rather than a UAE page, we say so. Your own PF Expert dashboard is the final word on what it checks in the UAE.
What is the Property Finder listing quality score?
The Property Finder listing quality score is a percentage, shown in PF Expert for each published listing, that measures how complete and well built the listing is. A draft has no score yet; it is scored once it is published. Property Finder says plainly that a higher score means more visibility: listings that score higher rank higher in its search results.
Property Finder has published the checklist for a 100% score on its Bahrain and Qatar blogs, and the two agree:
| Element | What Property Finder asks for | Source |
|---|---|---|
| Title | 30 to 47 characters | Property Finder Bahrain and Qatar blogs |
| Description | 750 to 2,000 characters | Property Finder Bahrain and Qatar blogs |
| Photos | At least 10 | Property Finder Bahrain and Qatar blogs |
| Location | Full location, entered at all four levels, from city down to building | Property Finder Bahrain blogs |
| Amenities | Mark the features that matter (garden, pool, extra services) | Older Property Finder Bahrain guide |
What Property Finder does not publish is the weight of each element, or exactly how the UAE score is calculated today. Do not trust anyone who quotes you "photos are worth 40 points". The honest approach is to meet every element on the list, then open the listing in PF Expert and fix whatever is still holding the percentage down.
Rule: Treat 85% as the floor, not the goal. That is the average score Property Finder asks of SuperAgents, so anything below it costs you status as well as ranking.
How do you write a Property Finder title that scores and gets clicks?
A listing title is the one line a searcher reads before deciding to tap. Property Finder wants it between 30 and 47 characters, which is shorter than most agents write. That limit forces you to choose the one or two things that make this unit different.
Property Finder's UAE Partner Hub suggests specific headlines that name key features and the location, and its Qatar blog suggests leading with the unique selling point, such as a sea view, a private pool or a free gym. In practice:
| Weak title | Why it fails | Better title (characters) |
|---|---|---|
| AMAZING DEAL!!! BEST PRICE 2BR HURRY | Shouting, no location, no reason to choose it | Marina View 2BR | High Floor | Vacant (35) |
| Apartment for rent in JVC | Says nothing the search filters do not already say | Upgraded 1BR | Large Balcony | JVC (34) |
| Villa | Too short to score, too vague to click | Corner 4BR Villa | Park Backing (31) |
Tip: Do not repeat in the title what the listing card already shows, such as price or the word "apartment" when the type is set. Spend the characters on the view, the floor, the condition or vacancy.
What should a Property Finder description include?
The description is where you answer the questions that photos cannot: service charges, parking, the view from the bedroom, how far the metro is. Property Finder's range is 750 to 2,000 characters, and its Bahrain blog says about half of visitors click "read more" to open the full text. That is a lot of people reading closely.
Property Finder's UAE Partner Hub advice on writing listings comes down to a few points:
- Sell benefits, not just features. "Morning sun in the living room" beats "east facing".
- Give room sizes, flooring, recent renovation and nearby facilities. A buyer should be able to decide whether the unit fits without calling you.
- Leave nothing out that would put a buyer off later. Property Finder's own example is too few bedrooms or bathrooms. Finding out at the viewing wastes everyone's time.
- End with a clear call to action, such as booking a viewing.
A simple structure that fits the character range: one opening line on what makes the unit special; a short paragraph on the layout and finish; a list of facts (size, bedrooms, bathrooms, parking, furnishing, availability date); a line on the building and community, for example walking distance to the tram in Dubai Marina or to the park in Dubai Hills; and the call to action.
Watch out: Property Finder's help centre says listings for projects with several units must state the number of units available in the description and keep that number current. If you advertise more than one unit, update the count when one goes.
How many photos does a Property Finder listing need, and does video help?
Property Finder asks for at least 10 photos for a full score. Its Bahrain blog reports that about 70% of users browse a listing's photos, and that high quality photos get on average 30% more clicks and 50% more leads. Those are Property Finder's own figures, published for its Bahrain site, but the lesson carries.
Ten photos is a minimum, not ten copies of the same angle. An older Property Finder engineering write-up admitted that when the score only counted pictures, agents uploaded repeats to reach ten, which is why Property Finder built an algorithm to score image quality itself. Property Finder's older Bahrain guide asks for photos that are high quality, authentic, clear and correctly rotated, and its newer one recommends landscape images.
Property Finder's UAE Partner Hub adds practical photo advice:
- Use a professional real estate photographer if you are not confident.
- Clean, declutter and light the unit; shoot in daylight with curtains open.
- Mix wide shots with close-ups of the features you sell in the title.
- Consider drone shots for villas and townhouses, to show the plot and surroundings.
- Edit brightness and colour, but do not over-edit. Photos must be accurate as well as attractive.
On video, the same Partner Hub guide recommends high quality video walkthroughs as virtual tours, especially for investors who cannot visit in person. Property Finder does not say publicly whether video or a 360 tour changes the quality score itself, so add them because they sell the unit, not because of a number.
A good shot list for a 2 bedroom apartment in Business Bay might be: the view (the reason people pay the premium), living room from two corners, kitchen, master bedroom, second bedroom, both bathrooms, balcony, the building lobby and pool, and one of the community. That is 12 photos, each with a job.
What is a verified listing on Property Finder, and how do you get one?
A verified listing is a listing whose ownership documents and the agent's authority to market it have been checked and approved by Property Finder's in-house quality control team, which then shows a "Verified" badge on it. Property Finder says verified listings generate about 4 to 6 times more leads than unverified ones and get more prominent placement in search. Verification is free and included in the membership.
The documents differ by emirate:
| Emirate | Documents Property Finder asks for | Which properties |
|---|---|---|
| Dubai | Form A (the owner's authorisation to the broker); title deed or Sales and Purchase Agreement; Property Advertising Agreement (supplied by Property Finder); signed copy of the owner's passport or Emirates ID | All property types, residential and commercial, sale and rent |
| Abu Dhabi | Title deed; signed copy of the owner's passport or Emirates ID | Freehold areas only |
| Northern Emirates | Not yet covered, per Property Finder | Planned |
You upload the documents through PF Expert or Property Finder Manager, the team checks them, and the badge appears once they approve. Verification does not last forever. Property Finder sets these periods:
| Listing type | Verification lasts |
|---|---|
| Residential rental | 45 days |
| Residential sale | 90 days |
| Commercial rental | 90 days |
| Commercial sale | 180 days |
After that you can resubmit if the documents are still valid and the property is still available. Put the expiry date in your calendar when you get the badge, or a rental in JVC that has been live for seven weeks quietly loses its badge just as you are getting enquiries.
Tip: Collect the verification documents at the same time as you sign Form A with the owner. You need Form A for the DLD permit anyway, so it is one meeting, not two.
Which DLD permit and compliance fields does a Property Finder listing need?
In Dubai, every property advertisement needs an advertising permit from the Dubai Land Department, issued through the Trakheesi system, and each permit carries its own QR code. That QR service is called Madmoun. DLD made it mandatory from 24 April 2023: scanning the code shows that the ad is approved by RERA, the authorised property details, and whether the property has been sold or rented. We cover the permit itself, step by step, in our guide to the Trakheesi permit in Dubai.
The regulator enforces this. In February 2024 RERA fined 30 real estate companies AED 50,000 each for breaking the advertising rules, and reminded the market that ads must have a permit, give accurate information and carry the QR code. It urged the public not to deal with any ad that lacks a permit and QR code.
Property Finder says it has integrated DLD's Trakheesi permits and QR codes so that listings are checked before they go live, and that it runs automated nightly sweeps to remove duplicate and misleading listings. In practice, that means the permit number on your listing has to match the property, the price and your company, or the listing will not stay up.
| Compliance field | What to check before you publish |
|---|---|
| Permit number | Issued for this exact unit, still valid, under your brokerage |
| QR code | Shown on the listing; scanning it opens the DLD page for this ad |
| Price | The same as the permit; if the owner changes the price, update both |
| Status | Take the listing down when the unit is sold or rented |
| Broker details | The agent named on the listing is licensed and linked to the brokerage |
Why do accurate location and price matter for listing quality?
Location is part of the score: Property Finder asks for it at all four levels, from city down to building. It is also how buyers find you. Someone filtering for Dubai Hills Estate, Park Heights, will never see a listing filed under "Dubai Hills" with no building, and a listing pinned to the wrong tower in Business Bay is a viewing that ends in a complaint.
Price is where trust is won or lost. Property Finder built its 2022 "Get what you see" campaign around exactly this: its own brand survey found that 44% of UAE home seekers named trust as a primary criterion, and the complaints it heard were fake listings, unavailable properties and amenities that differed from the ad. A bait price gets clicks and then a burned lead. It also clashes with the permit, which records the advertised price.
Three habits keep both clean:
- Pick the location from Property Finder's list down to the building; never type a community into the title to make up for a wrong location.
- Put the real asking price, and for rentals the real annual rent, with the number of cheques in the description.
- Review every live listing once a week. Anything sold, rented or repriced is updated the same day.
How does listing quality affect Property Finder SuperAgent status?
SuperAgent is Property Finder's badge for agents who meet its performance criteria; their listings are prioritised in search and carry the badge. Listing quality is one of the criteria. According to Property Finder's Partner Hub, a SuperAgent must have:
| Criterion | Threshold |
|---|---|
| PF Expert profile | Verified |
| Active listings | At least 5 |
| Average listing quality score | Above 85% |
| Overall response rate | Above 80% |
| WhatsApp leads | Replied to within 2 hours |
| WhatsApp feedback | At least 50% positive |
| Transactions | At least one approved in the last 90 days |
| Customer rating | 4.0 or higher on average |
| Blacklisted listings | No more than two in a 60 day cycle |
The review is automated and refreshed monthly, so the badge is lost if you miss the standard in the next cycle. Notice that half the list is about how you answer leads, not how you build listings. A perfect listing that nobody replies to for four hours still fails. We compare the Property Finder and Bayut programmes side by side in Property Finder SuperAgent vs Bayut TruBroker.
This is the part a CRM can help with. In Majlis, Property Finder enquiries arrive in the CRM as leads, beside your other portals and WhatsApp, with response-time tracking and lead rotation: a lead nobody contacts in time moves to the next agent, so no enquiry waits until the morning. Working hours can pause those timers overnight. The Property Finder integration page explains how leads come in.
Are Property Finder Featured and Premium upgrades worth the credits?
Featured and Premium are paid upgrades that lift a listing above Standard listings in Property Finder's search results. According to Property Finder's help centre, Premium listings appear first, then Featured, then Standard. Both are bought with your account's credits for 7, 15 or 30 days, a Featured listing can be upgraded to Premium, and auto-renew can be switched off so an upgrade does not renew by itself. Property Finder says a mistaken upgrade may be refunded if you contact support within 2 business days of using the credits.
Credit prices depend on your agency's package, and Property Finder does not publish one public price list, so the useful question is not "what does Premium cost" but "what does one more lead on this listing earn me". An upgrade buys position. It does not fix a weak listing: a top slot with six blurry photos and no verified badge just puts your weakest work in front of the most people.
A simple way to decide, with illustrative numbers (use your own package and commission):
| Step | Example: 2BR sale in Dubai Marina |
|---|---|
| Sale price | AED 2,400,000 |
| Commission you agreed (say 2%) | AED 48,000 |
| What the upgrade costs you in credits (say) | AED 1,500 for 15 days |
| Break-even | The upgrade pays for itself if it raises your chance of closing this sale by about 3 percentage points (1,500 / 48,000) |
Run the same sum for a AED 75,000 studio rental and the answer usually flips: the commission is a fraction of the sale's, so the same spend needs a much bigger lift to pay back. Our guide to real estate commission in Dubai covers what agents typically agree.
When an upgrade tends to make sense:
- The listing already scores above 85% and is verified, so the extra views land on your best work.
- It is a competitive building where ten similar units are live and position decides who gets the call.
- It is a high value sale or an exclusive, where one extra serious buyer is worth many times the credits.
- You are launching a fresh listing and want the first two weeks of attention.
When to save the credits: the unit is overpriced (fix the price first), the listing is unverified or missing photos, or you cannot answer leads fast enough to use the extra enquiries.
Watch out: Check auto-renew on every upgrade. A 7 day Premium you forgot about renews on credits you meant for another listing.
What is the full checklist of Property Finder best practices?
Use this before you publish and again each week.
| # | Check | Target | Why |
|---|---|---|---|
| 1 | Title | 30 to 47 characters, location or USP, no capitals or exclamation marks | Quality score and clicks |
| 2 | Description | 750 to 2,000 characters, benefits, facts list, call to action | Quality score and fewer wasted viewings |
| 3 | Photos | At least 10, real, landscape, daylight, no repeats | Quality score; Property Finder reports more clicks and leads |
| 4 | Video | A walkthrough for high value or investor units | Buyers who cannot visit |
| 5 | Location | All four levels down to the building | Quality score and search filters |
| 6 | Amenities | Every real feature ticked, nothing invented | Search filters and trust |
| 7 | DLD permit and QR | Valid permit for this unit, QR showing | Required by law; checked by Property Finder |
| 8 | Price | Real asking price, matches the permit | Trust and compliance |
| 9 | Verified badge | Documents submitted, expiry date noted | About 4 to 6 times more leads, per Property Finder |
| 10 | Quality score | Above 85% in PF Expert | Ranking and SuperAgent |
| 11 | Response | Every lead answered, WhatsApp within 2 hours | SuperAgent response criteria |
| 12 | Upgrade | Only on verified, high scoring listings; auto-renew checked | Credits spent where they pay back |
How can a brokerage keep every agent's listings at this standard?
One agent can follow a checklist; thirty need a system. Review scores weekly and send anything under 85% back with the reason, make Form A, permit and verification documents one step before any unit is listed, let the manager approve upgrades per listing, and measure how fast agents answer, because SuperAgent and buyers both count it.
Majlis helps with the parts around the portal. Property Finder, Bayut and Dubizzle enquiries land in one pipeline with WhatsApp on Meta's official API, so a manager sees who answered and how fast on the agent performance board. For listings, Majlis publishes to Bayut and Dubizzle from the CRM and will not send a listing to those portals without its DLD permit number; it also makes a branded PDF brochure from any listing. Property Finder listings are still published in PF Expert. If you want to see how the lead side works for your team, book a demo.
Frequently asked questions
What is a good Property Finder quality score?
Aim for 100%, and never let a listing sit below 85%. Property Finder requires an average quality score above 85% for SuperAgent status, and says higher scoring listings rank higher in search. Check the score in PF Expert after you publish and fix whatever holds it down.
How is the Property Finder listing quality score calculated?
Property Finder publishes the elements but not the weights. Its checklist for 100% is a title of 30 to 47 characters, a description of 750 to 2,000 characters, at least 10 photos and the full location, and it also judges image quality. Meet every element and use PF Expert to see what is missing.
How do I get a verified listing on Property Finder in Dubai?
Upload Form A, the title deed or SPA, Property Finder's Property Advertising Agreement and a signed copy of the owner's passport or Emirates ID through PF Expert. Property Finder's quality control team checks them and adds the Verified badge. It is free, and lasts 45 days for residential rentals and 90 days for residential sales before you resubmit.
Do I need a DLD permit to list on Property Finder?
Yes, for Dubai properties. Every property ad in Dubai needs a DLD advertising permit with its Madmoun QR code, and Property Finder says it checks Trakheesi permits before listings go live. RERA fined 30 companies AED 50,000 each in February 2024 for breaking the advertising rules.
What is the difference between Featured and Premium on Property Finder?
Both are paid upgrades bought with credits for 7, 15 or 30 days. Premium listings appear first in search results, Featured listings come next, and Standard listings follow. A Featured listing can be upgraded to Premium.
Does a good listing make me a SuperAgent?
It is one part of it. You also need a verified PF Expert profile, at least 5 active listings, a response rate above 80%, WhatsApp replies within 2 hours, an approved transaction in the last 90 days and a rating of 4.0 or more. Property Finder reviews it every month.
How many photos should I upload to Property Finder?
At least 10 for a full quality score, and more for villas or premium units if each photo shows something new. Use real, landscape, well lit photos with no repeats. Property Finder reports that high quality photos get about 30% more clicks and 50% more leads.
This is general information, not legal advice. Property Finder's rules and DLD requirements change; check PF Expert, the Property Finder help centre and dubailand.gov.ae before you rely on any figure.
