SuperAgent is Property Finder's programme for highlighting top-performing agents. Property Finder describes it as recognising agents who respond quickly to leads, maintain high quality listings, claim transactions and deliver good customer service (Property Finder Partner Hub).
The four SuperAgent requirements
These are the current SuperAgent requirements as published on the Property Finder Partner Hub SuperAgent page:
Verified profile and listings. Your PF Expert profile must be verified, with at least 5 active listings and an average listing quality score above 85%.
Responsiveness. Reply to WhatsApp leads within 2 hours, keep an overall response rate above 80%, and get at least 50% positive feedback on WhatsApp enquiries.
Transactions and ratings. Submit at least one approved transaction within 90 days and keep an average customer rating of 4.0 or higher.
Listing compliance. Have no more than two blacklisted listings in a 60-day cycle. Property Finder's advice is to update and correct flagged properties promptly.
Property Finder's more detailed help articles, on the SuperAgent Dashboard and the listing quality score, sit behind a PF Expert login. The public page does not spell out exactly how "response rate" is calculated or how positive feedback is collected, so check the dashboard in PF Expert for the definitions that apply to your account.
How often SuperAgent is reviewed
Property Finder says the SuperAgent process is fully automated and refreshed monthly. If you fall below the standard, your badge is not renewed in the next monthly cycle (Partner Hub). You can follow your eligibility, metrics and alerts in real time in the SuperAgent Dashboard inside PF Expert.
What the SuperAgent badge gets you
According to Property Finder, SuperAgent status enhances your ranking and increases your visibility in search results. The badge appears on your profile, your listing pages, search results and the Find Agent page. Property Finder hasn't published how big the ranking boost is, so treat any figure you hear second-hand with caution.
What are Bayut's TruBroker criteria?
TruBroker is Bayut's programme for recognising highly responsive agents with authentic listings (Bayut Help Center). It is built from two smaller badges, and you earn TruBroker in a month when you earn both of them.
Responsive Broker badge
To earn the Responsive Broker badge in a month, Bayut says you must (Bayut Help Center):
receive at least 5 WhatsApp or phone call leads during the month;
achieve an overall response rate of at least 70% within the responsiveness windows;
respond to WhatsApp messages within 4 hours.
Quality Lister badge and TruCheck
The Quality Lister badge rewards authentic listings. Bayut counts a listing as authentic if it is TruCheck-activated or government-compliant (Bayut Help Center):
Dubai: at least 4 unique listings in the month with a TruCheck activation or a green Trakheesi permit status.
Abu Dhabi: at least 4 unique listings in the month with a TruCheck activation or ADREC/ADGM compliance.
A mix counts. One TruCheck activation plus three compliant listings qualifies.
Only the first activation or compliance of each listing per month counts. A listing that is both TruChecked and compliant counts once.
TruCheck is Bayut's on-site check of a listing's authenticity and availability. You apply in the Profolio app while at the property, by taking 1 to 5 real-time photos (Bayut Help Center). Bayut says TruChecked listings are pushed towards the top of the listings page (Bayut Help Center).
TruBroker badge, TruPoints and the leaderboard
On top of the two badges, the TruBroker eligibility criteria are:
a completed Bayut profile;
a valid BRN for Dubai agents;
call tracking and WhatsApp tracking both enabled (Bayut Agent Portal);
between 1 and 70 listings per agent;
both the Responsive Broker and Quality Lister badges in the same month.
Bayut assesses the whole month and awards the badge on the 1st of the following month, and it stays on your profile for that month (Bayut Help Center). So March performance earns an April badge.
Separately, you earn TruPoints for activities such as TruCheck activations, answering calls and replying to WhatsApp messages. The Agent Leaderboard ranks agents by TruPoints earned over the last 90 days and updates weekly (Bayut Help Center). Bayut's agent portal lists WhatsApp responsiveness points of 8 for a sale lead, 2 for a rental lead and 8 for an agent profile lead (Bayut Agent Portal). Holding TruBroker for 3 months in a row earns a 500 TruPoint streak bonus, with further bonuses as the streak continues (Bayut Help Center).
Watch out: only Dubai and Abu Dhabi agents can earn Bayut badges. Bayut says Northern Emirates agents are not eligible for badges or TruPoints, and Dubai agents without a valid BRN can earn TruPoints but no badges (Bayut Help Center).

The short version: SuperAgent is stricter on speed (2 hours against 4) and on rate (80% against 70%), and it also looks at deals and ratings. TruBroker leans harder on listing authenticity every month.
How is response rate measured on Property Finder and Bayut?
This is where most teams lose the badge, so it is worth being precise about what is published and what isn't.
Bayut publishes its method clearly. Leads received on weekdays between 9am and 9pm count: a missed call or unanswered message in that window lowers your response rate. Leads received outside those hours, or at the weekend, count in your favour if you reply and don't count against you if you miss them (Bayut Help Center). For calls, Bayut's call answer rate compares connected calls with all connected, not-connected and missed calls (Bayut Help Center).

Property Finder publishes the targets (2 hours for WhatsApp, above 80% overall) but not the full calculation on its public page. It doesn't say publicly whether evening or weekend leads are left out, or which lead types make up the overall rate. Until you have confirmed it in your SuperAgent Dashboard, assume every lead counts, at any hour.
Watch out: neither portal says publicly whether an automated greeting or away message counts as a response. Ask your Property Finder and Bayut account managers, and don't build your plan around auto-replies. Plan for a human reply inside the window.
The response-rate playbook: how to hit and keep the thresholds
The criteria are per agent, but hitting them is a team job. Here's what works in practice.
1. Route every portal lead to the right agent's WhatsApp
A lead that lands in a shared inbox, or on the phone of an agent who is on leave, is a lead nobody answers in time. Before anything else:
Map each listing to one named agent in the portal back office, and make sure that agent's WhatsApp number is the one on the listing.
Reassign listings when someone is on leave. A listing that routes to an absent agent drags their response rate down all month.
Decide what a centralised number is for. Property Finder lets agencies centralise agents' WhatsApp leads on one number. That protects the agency when an agent leaves, but someone has to own that number in every shift, or it becomes the place leads go to die. Property Finder doesn't say publicly how a centralised number affects each agent's own SuperAgent metrics, so ask your account manager before you switch.
Give each agent a number the brokerage can see. If an agent's chats live only on a personal phone, nobody can cover for them, and nobody can check the reply times.
This is the problem a CRM should solve. In Majlis CRM, leads from Bayut, Dubizzle, Property Finder and your website are captured and assigned automatically. 2. Build a coverage rota
A 2-hour target is easy at 11am on a Tuesday. It is hard when the agent is at a viewing in Dubai Hills, or on a flight back from a roadshow. Build cover into the week:
Pair agents as buddies. Each agent has a named backup who replies for them during viewings, meetings and leave.
Split the day into blocks. For a team of six, two agents on lead duty per block (9 to 1, 1 to 5, 5 to 9) is a workable start. Adjust it to when your enquiries actually arrive.
Set a personal target well inside the portal's. If the portal allows 2 hours, aim for 15 minutes. Then a busy afternoon still leaves room.
Put it in writing. A one-page rota pinned in the team WhatsApp group beats a verbal agreement.

Note: the 9am to 9pm hours come from Bayut’s window for measuring replies to incoming leads. It is not an outbound marketing calling window: UAE rules limit marketing calls to 9am to 6pm (see our guide to cold calling rules in the UAE).
3. Handle after-hours leads on purpose
On Bayut, missed leads outside 9am to 9pm on weekdays, and at weekends, don't hurt your rate, but replies still earn TruPoints. On Property Finder, the public page doesn't say whether evenings are excluded. So:
Keep an evening shift until at least 9pm on weekdays. That covers Bayut's full window and the evening peak.
Rotate a light weekend duty. A weekend reply on Bayut only adds points, and a buyer who enquires on Saturday is often free to view on Sunday.
Decide how overnight enquiries are covered. Arrange overnight cover if you need to protect the two hour Property Finder target. Confirm in PF Expert how overnight enquiries are measured before relying on a next morning reply.
4. Use reply templates for the first message
The first reply doesn't need to be clever. It needs to be fast, personal and end with a question. Save these as quick replies and edit the brackets.

If your team messages a lead through the WhatsApp Business API more than 24 hours after their last message, it has to be a template Meta has approved (Meta). 5. Track response time per agent, weekly
The portal dashboards show each agent's own status. A team lead needs the team view, every week, not a surprise on the 1st of the month.
Track these per agent:
Median first-response time on portal leads, split by portal.
Leads answered outside the target, especially inside Bayut's weekday window.
Missed leads with no reply at all.
Quality score and listing flags on Property Finder, and TruCheck or compliant listings added this month on Bayut.

What hurts your SuperAgent or TruBroker status?
From the criteria above, these are the usual reasons a badge doesn't renew:
Unanswered leads during viewings and meetings. The single biggest drain on response rate.
Listings routed to an absent agent. Leave, sickness or a resignation nobody updated in the portal.
Blacklisted or flagged listings left unfixed on Property Finder. More than two in 60 days can make you ineligible.
Stale listings and unrealistic prices, which drag down Property Finder's listing quality score.
No approved transaction in 90 days on Property Finder, often because the deal happened but nobody claimed it.
Too few new authentic listings on Bayut. Four unique TruCheck or compliant listings are needed every month, not just once.
Going over 70 listings on Bayut, which is outside TruBroker's eligibility range.
Tracking switched off. TruBroker requires call tracking and WhatsApp tracking to both be enabled.

Should a brokerage chase both badges?
For most Dubai and Abu Dhabi teams that advertise on both portals, yes, because the work overlaps. The habits that earn SuperAgent (fast WhatsApp replies, clean listings) cover most of what TruBroker needs. The differences are Property Finder's transaction and rating requirements and Bayut's monthly TruCheck quota.
Don't make the badge the goal, though. Both portals are rewarding what buyers want anyway: a quick, useful reply from someone who knows the property. Build the routing, rota and weekly review above and the badges tend to follow.
